
We have been appointed by Camden Council to design an infill housing scheme as part of the local authority’s New Homes for Small Sites Programme, which delivers 100% affordable housing across underutilised sites. Highgate Road achieved planning consent in early 2026. We are currently progressing the technical design and are aiming to start on site in early 2027.
Designed to Passivhaus standards, our scheme maintains exceptional energy efficiency, reduced carbon emissions, and high-quality living environments for future residents, with each home at least triple aspect.
The language and material strategy of the building has been developed through a close reading of the existing estate. Generous balconies echo the proportions of neighbouring Haddo House, whilst stacked grey-brown brickwork references the use of hung tiles. Front doors open onto neighbouring Glenhurst Avenue, providing continuity with the adjacent Ravenswood terraces.
We worked closely with existing residents through a series of workshops and drop-ins to develop a wider estate improvement strategy, utilising simple, cost-effective proposals that maximise public benefit. This includes the reuse of site-won materials, the maximisation of green infrastructure, new growing spaces, and the consolidation of refuse and cycle storage.
At a time when delivering housing has become increasingly challenging, this project demonstrates that local authorities can bring forward much-needed affordable homes without compromising on design quality or environmental standards.
